| Flooring |
All the floor will be 2’ x 2’ marble/ vitrified tiled flooring. |
| Toilet |
All modern fittings of Jaquar make shall be provided. Shower with hot & cold water supply system shall be provided. One Toilet will have IWC and one toilet will have EWC sanitary ware of Hindware make. Light coloured Glazed tiles of 8” x 12” shall be provided upto lintel level. Exhaust Fan point, Guiser point shall be provided. Mirror, Soap Tray, Towel rail shall be provided. One Pedestal wash basin with hot and cold mixture shall be provided. Exhaust fan shall be fitted in each toilet. One No. of electric Guiser of 15 litres shall be provided in one orf the toilets. |
| Kitchen |
All the kitchen will have L - shaped cooking platform with filled with steel sink with drain board of standard make. A Kitchen chimney of standard make shall be fitted. However modular kitchen may be fitted on extra payment on request. Adequate power plug and lighting point shall be provided. The kitchen platform will have granite top and tiles shall be provided upto 2’0” above the kitchen platform. Point for fitting Aqua Guard shall also be provided. Kitchen Platform shall be of Granite Top. |
| Lift |
There will be 1 No. of Lift of 5 - 6 passengers. |
| Generator |
Silent Generator shall be provided however,500 watts of power back-up shall be provided for all the flats on request. The lift in shall run on Generator also. For Extra requirement of Power through Generator shall be made on request on Extra Cost. |
| Walls |
All the external walls shall be finished with smooth plaster with cement putty and painted with weather coat paint. All the inner walls shall be finished with plaster of parish duly painted with good quality of washable distemper. |
| Wardrobes |
Wood paneling in wardrobe to be done on extra cost. |
| R.C.C Shelves |
R.C.C. Shelves to be made on extra cost in wardrobes. However a shelf at 7’0” level shall be provided by us free of cost. |
| Doors |
The main door will be wooden panelled (Ready made) and the frames will be of Sal wood. Bed Room doors/ Kitchen doors will be water proof/termite proof 32 mm thick solid ply fitted in Sal wood frame. All the doors will have modern fittings like mortice locks, stopper, fancy Brass Handles, Tower Bath etc. duly polished / painted. |
| Windows |
All the windows will be Aluminium sliding windows fully glazed fitted with good quality of tinted glass. However M.S. Grill shall also be fitted in all the windows. |
| Balcony |
Railing shall be upto 3’ above floor level partially of Brick wall and partially of M.S. Grill. |
| Collapsible Gate |
The Main gate of each flat shall be fitted with Collapsible gate to ensure safety. |
| Power Connection |
All the flats shall have to take a minimum power connection of 3 KW as per JSEB rules for such a modern flat for which all the flat owner will have to apply individually on extra cost. |
| Security System |
24 Hours Security Systems has been ensured by arranging shift wise night guards and a day caretaker. Guard / Caretaker Room at the Gr. Floor shall be provided. |
| Magic Eye |
Shall be provided in the main entrance door of the flats. |
| Water Supply |
There will be Two Nos. of deep boring wells along with Storage Tanks at the roof top of both the blocks and Ground Tanks for reserve water shall be provided. |
| Fire Fighying Provisions |
Reserve Water Tanks at the roof top and Ground Tank with pump shall be provided. All the main stair landings will have Fire reel and hose pipe fitted with nozzle shall be provided. Fire Extinguisher shall be provided on each floor near the lift gate and the machine room as well as generator room. |
| Lightening Arrester |
Shall be provided in each block as per ISI norms with adequate earthings. |
| Earthquake Consideration |
Proper care has been taken for earthquake considerations in designing the R.C.C. foundation and its structures. |
